So that's how I work. I'll tell you what I think your home will realistically sell for, and why. I'll tell you what's worth doing before you list and, just as often, what isn't worth spending money on. If the timing isn't right, I'll say that too, even when it's not the answer that gets me a listing this month.

The rest is strategy: pricing your home properly from day one, presenting it so buyers actually pay attention, positioning it against what else is on the market, and keeping you in the loop the entire way through.
